FINDING THE RIGHT HOUSE AND NEIGHBORHOOD

We believe in taking as much time as needed to help our clients find as close to their ideal house as possible:

NEGOTIATING THE SALES PRICE

In 2024, we saved money for our clients whenever possible.  For those clients for whom we were able to negotiate, we saved them an average of over $19,500 off the asking price.

  • We negotiated $50,000 off asking price for Pat and Joanna, representing over a 6% reduction.
  • After only 10 days on the market, we were able to negotiate $40,000 off the asking price for Katie and Scott. Their house appraised for $140,000 more than they paid.
  • On top of over $195,000 in previous asking price reductions, we negotiated an additional $24,900 off asking price for Simone and Kevin.
  • Despite $21,000 in prior price reductions, we negotiated an additional $24,000 off the reduced asking price for George and Sue.
  • We saved $20,000 off asking price for Patricia and Sean, despite their house being in a highly-desirable, close-in SE neighborhood.
  • After just 13 days on the market, and only two days after a $5,000 price reduction, we saved Lori an additional $15,000, representing a 5% discount from the asking price.
  • Despite over $25,000 in prior price reductions, we negotiated an additional $12,900 off the reduced asking price for Maria.

NEGOTIATING REPAIRS

  • We obtained over $30,000 in concessions and repairs for Simone and Kevin, to go toward drainage, roof replacement, new sewer line, crawl space work and radon mitigation.
  • After the home inspection, we secured a $23,700 credit for Ann and David to address crawlspace insulation and vapor barrier, sewer line and other plumbing issues.
  • To compete against fifteen other offers, Joleen and Carlos agreed to purchase their house “as is”, with the seller to do no repairs. Despite this, we obtained a $20,000 concession to address roof, sewer, crawlspace, chimney and gutter issues.
  • After the home inspection, we negotiated a new sewer line and $9,000 credit to address electrical issues, a total of $13,800 in concessions for Nate.
  • We negotiated repairs and credits totaling over $8,000 to decommission an oil tank and to address chimney and roof issues for Katy and Zach.
  • To replace a faulty sewer line, we secured a $7,850 credit for Patricia and Sean.
